The service

Duplexes, Townhouses & Developments with Nator Architecture

Development value starts with a layout that works — access, outdoor space, privacy, servicing and buildability — not simply more units on a plan.

We help owners, builders and developers test a site's potential, then take the chosen scheme through resource consent and building consent documentation.

Led by Timmy Nator, LBP (Design) Class 1, with around 15 years of residential design experience. Available throughout New Zealand, with remote delivery where appropriate.

New Zealand considerations

What to know before you start

Planning rules decide yield

Density, height and boundary rules differ between councils and zones, and have changed in recent years. We confirm the current rules for your site before you commit.

Fire and acoustic separation

Attached dwellings need Building Code compliant fire separation and sound insulation between units, which affects wall, floor and roof design. Elements beyond the scope of a Design Class 1 licence are designed or reviewed by appropriately licensed or chartered professionals.

Infrastructure

Development contributions, wastewater and stormwater capacity can significantly affect feasibility and need early checking.
